An englobo development site that will help Southern River transform from a semi-rural enclave into a medium-density residential area has come to market.
The 9.25ha site on the corner of Holmes and Passmore streets will be sold by Colliers International’s David Gibbons and Erwin Edlinger, who said the land parcel would suit developers looking to add a mid-term residential project to their subdivision portfolio.
Mr Gibbons said urban development around Southern River included some of Perth’s fastest growing residential areas and future homes on the site would be able to tap into a raft of nearby community facilities.
“The real asset here is amenity as this site is close to four schools, two major shopping centres, public transport links and regional parklands,” Mr Gibbons said.
“It is also just 14km to Perth Airport, Fiona Stanley Hospital and the Murdoch medical precinct.”
The property has 7.8ha of developable land and a residential zoning from the City of Gosnells.
Mr Edlinger said the property was just 1.2km from a future intersection between Holmes Street and Tonkin Highway and also close to employment centres in Canning Vale, Thornlie, Maddington and Forrestdale.
“Southern River’s central location in the south-east corridor, and its access to Tonkin Highway, one of Perth’s major north-south arterial roads, will make it a sought-after residential area,” Mr Edlinger said.
