Sydney's Second Airport - The Catalytic Effect of Transport Infrastructure

Typically, major industrial infrastructure has been a significant growth driver of land values - particularly for the Outer Sydney sub markets - providing access to the Sydney Metropolitan Area as well as increasing the likelihood for the provision of services on un-serviced industrial land parcels.

Against a backdrop of double digit growth rates in industrial land values across the Sydney markets since 2014, the commitment of Western Sydney’s Airport at Badgerys Creek as announced by Treasurer Scott Morrison in the 2017/18 Federal Budget (as well as other infrastructure projects under the ‘Western Sydney Infrastructure Plan’) will continue to boost land values in Sydney’s Western regions.

This paper analyses the main factors supporting the current and projected growth in industrial land values - with focus on Sydney’s Outer West and South West sub markets – as well as provides details on Sydney’s Second Airport project (a game changer for the region).
